A home flipper came to me with a new property they had just purchased.  They wanted to renovate the home to bring it to it's former glory by restoring it with traditional crafstman colors and detail.  To help sell the home, they wanted to maximize the function of the property and make it attractive to home buyers, who prioritize value in the aggressively expensive Los Angeles housing market. By providing a pool, entertainment features, seating areas, and ecclectic gardens, the main residents, we have essentially more than doubled the footprint of living space when combined with the home itself.  Unique accents like organic rock boulders, corten steel edging and fixtures color color contrast and petina, as well as varied planting selections help highlight the crasftman theme of the home and property. To add a stream of income, an ADU (accessory dwelling unit) was proposed.  Average rent prices in LA are high; a high rent rate is now more than justified and attractive to renters which can help the homeowner pay their mortgage and other steward fees.  Everyone wins.
